But it's a good idea to begin collecting the required paperwork and documents before you start house hunting. Lenders can make preliminary judgments about a buyer's qualifications, but to get a solid preapproval, you will need to submit the required paperwork. The very first thing you should do is pull a copy of your credit report. You don't need to inspect each credit report from each of the three credit reporting agencies, either. Just one will suffice. You are entitled to a free copy of your credit report once a year. While the significant price falls experienced in the Spanish real estate market are attracting investors, one expert has advised potential buyers to do their research when it comes to financing a property purchase. Marc Elliott, owner of Fluent Finance Abroad and an independent mortgage consultant, explained investors need to do their homework before taking out a loan from a bank. For overseas buyers, most lenders are offering a loan-to-value (LTV) of between 60 per cent and 70 per cent, although there are 110 per cent LTV mortgages available on some bank-owned properties, with the additional money provided to cover purchase costs. While these bank-owned homes might seem like a great deal, Mr Elliott urged investors to be cautious.
