Are Buyer's Agents a Free Service for Home Buyers?

When home buyers go out to look at homes with their buyer's agents, every single buyer's agent expects to get paid. Yet, I suspect that some home buyers don't understand how a buyer's agent works. I will bet you that buyers think agents operate in a manner similar to salesclerks in a department store -- that the department stores pay the clerks to assist customers and, if the customer buys that Eileen Fisher garment, the employee gets a percentage. I mean, you don't feel guilty if a salesperson brings you 10 outfits to try on in the dressing room and none of them fit right. You just shrug your shoulders, leave Macy's and go to Nordstrom. The home features and amenities search parameters work best when there are a lot of homes for sale in any given marketplace. That's because home buyers can fine-tune a search by choosing to search by features and amenities that match what they want. However, I will say for many first-time home buyers, price is often the deciding factor, especially if it's an entry-level price point. There might be only a limited number of homes that fit a buyer's price range. If there are only 5 homes, for example, under $200,000, and that's the top price point for you, then you're pretty much stuck with looking at those 5 homes. The features and amenities of those homes are what they are and what you will get. But if there are 100 homes under $200,000, then selecting certain features and amenities can be very beneficial. I know there are a group of sellers who want to talk to buyers. Not only do they want to talk to buyers, but these sellers believe they can do a better job by talking directly to buyers than their agent can do. I suppose some sellers think having an agent is a necessary evil. They just put up with agents because agents bring buyers. But man, if it were up to them, they would do things totally differently. I've heard sellers say agents only get in the way. Why, if they could just talk to the buyers like a regular person, things would be so much better. The whole problem, say some sellers, is agents just want to interfere. What do you think? Should we have sellers talking to home buyers? When home buyers can't get a loan, they often turn to owner financing options. Back in the 1970s, newspaper classifieds were sprinkled with home ads titled OWC, meaning "owner will carry." Although today's real estate market is different, there are still similarities between the 1970s and now. Many home buyers in the 1970s faced financing challenges due to tightening of credit. And days on market exceeded 30. Buyers like owner financing for a variety of reasons, and it's also an alternative for those with less than stellar credit. That's because a buyer can have a decent FICO score but still be unable to qualify for a loan due to debt ratio requirements or time on the job.
