I was asked "If all the offers we make are rejected and we don't buy a house will we owe you money? How much will we owe you? " They went on to say that they recognized that what I was doing was a lot of work and they were worried that they might owe me quite a sum. I explained that when a seller lists their home to sell they negotiate a percentage of the sale price as compensation to the broker that lists the house. I assured them that when the transaction closes the listing broker pays the broker who represents the buyer from an agreed on percentage of the proceeds of the sale. I gave an example that if the home was listed for 200,000 dollars and the listing agent got 6% that would be 12,000 dollars that would be deducted from the 200,000 dollars the sellers would receive.
