Not too long ago I went to a neighboring town to check out an investment possibility for an investor I work with - rental subdivisions. The owner had built these homes in a college town 15 years ago and they were all basically the same style, cottages — some 2/2, some 3/2, 1400 sq ft and 1600 sq ft, respectively. This particular deal didn’t work out because the owner wasn’t budging on price and the numbers didn’t quite work out — I think he was basically satisfied to sell them one by one unless he could get his price for all of them, but it got me to thinking. Officially born in 1971 in the land down under it was, and still is, known as the Real Estate Investment Trust (REIT). When I was a stock broker, some of my clients fell in love with this income producing product because they quite often paid higher yields than stocks or bonds. House Approves Local Government Real Estate Investing Venture

Real estate investors may find it harder to buy foreclosed, particularly the fixer-uppers, due to an unexpected entrant, the state government.  It hasn’t become law, so there is still time to grab up those properties now, but if the bill passes, local governments will be allowed to buy foreclosed properties and start their real estate investing venture, of course, at the taxpayers expense. The House approved sending states $15 billion to buy and fix up foreclosed properties, passing by a vote of 239-188, with most republicans voting against.  The bill will provide loans and grants to areas hit hardest by the housing crisis, so not all neighborhoods will be treated the same.  in fact, I am guessing that the government will pick those areas that they can gain the most from. This is a separate bill from the Barney Frank fiasco (HR 5830) that is set for vote later today.  The only good news is that President Bush has vowed to veto both if they make it to his desk.

I have been on the lookout for some new real estate investments during the last few months. Most of the time, I have been met with unrealistic prices and expectations from the sellers. They still dream of the good ol days of 2005, where they could pick a number out of the sky and watch multiple bids come in. But now, things seem to be slowly coming back to earth. Whether it be a short-sale, or more favorably a seller that just needs to get out of a property, prices are starting to get to the levels where investors can consider coming back in and establishing sound rental properties. Based on the dynamics of the still depreciating market, rehabbing may be a little ways off, but rentals are starting to look attractive. I looked at a few houses this weekend in the D.C. metro area and after running the numbers, there are a couple that will receive offers. Of course, they will not be at asking price.
