In January of this year, I posted on the Ann Arbor Area Board of Directors needing to make a decision on the continued use of the Supra-Key.  I sent the post to our IT Director and he forwarded the post to our Supra Representative.  With over 93 comments they heard and are responding. Our main issue was with all the data sharing, we were having problems with Realtors from other MLS's showing our properties and us having to drive all over Washtenaw County to open up the doors since they did not use the electronic lockboxes. In an effort to retain our business, they are working with the Ann Arbor Area Board to be Beta Testers for the Blackberry Solution. This Tuesday those of us who volunteered to test the E-Key with our Blackberry phones will go to the Ann Arbor Board Offices and get the software installed. The commercial real estate market across major cities in India saw a slow performance in the second quarter of 2008. This has forced real estate developers to cut commercial rentals by around 10-15 per cent across India. Mumbai, the commercial capital, witnessed stagnant rental values, while Delhi saw a strong correction after the IT/ITeS industry, the largest consumers of commercial real estate, deferred their expansion plans on fears of a global meltdown.ET on June 17 had reported that commercial rentals across India have started to fall.Noida witnessed the highest vacancy rate of 15 per cent. The California Association of Realtors reported today that the number of existing single-family houses sold in Orange County last month increased for the first time in 14 months, rising 14.8% from April 2007. The findings are more upbeat than those of DataQuick, whose data includes sales outside the multiple listing service used by the Realtors. DataQuick reported Monday that house sales fell in April by nearly 12% from the year before. Both indexes showed similar percentage declines in prices. CAR reported today that the median house price — or price at the midpoint of all sales — fell 22.6% to $578,010. DataQuick reported Monday that the median house price fell 22.9% to $555,000. Tampa, FL - There are many good Realtors all over the country - people who take their real estate jobs seriously and who dedicate themselves to their clients and their business. It's their livelihood and they treat it accordingly. These folks return phone calls promptly, offer accurate directions to their listed properties, have adequate (at least) pictures of their listings, and do the real work required to be successful, whether they are working with a seller or a buyer. There also are many bad Realtors out there. These folks seem to make money in spite of themselves. They make a living off the good natured, yet naive friends/clients who don't realize that their trusted agent is not very good at their job (I was being kind). Brokers worldwide spend an incredible amount of time "finding people" to join their company and then going to extremes when others wish to leave it. It's a constant scurrying-about of energy, time, money and frankly - waste. No other industry, certainly no other worthwhile sales industry, goes through such crazy contortions to grow its business. For decades, "recruiting and retention" topics have attracted packed rooms at conventions; new schemes, gimmicks and tricks have been taught and tried; brokers have done just about every extreme, from offering 100% commissions to creating exit strategies. Richard Gaylord, a broker with RE/MAX Real Estate Specialists in Long Beach and this year’s National Association of Realtor president, says today: “Our members are telling us that more buyers are looking at homes but are slow in signing contracts, and that’s contributing to the weakness in pending home sales … In many cases buyers are waiting for greater access to affordable credit, especially in higher cost areas, but some are disappointed with what appears to be unnecessarily restrictive lending requirements. The good news this week is there is some discussion toward relaxing some of the burdensome lending practices.” Maybe in the next cycle, NAR shouldn’t oppose “relaxing some of the burdensome lending practices” with its own repeated opposition to allowing certain corporations from entering the lending game. The California Association of Realtors is forecasting that the median price of a California house will fall 24% this year to $424,000 — a price not seen since 2003. In March, CAR was forecasting a 9.5% price drop statewide, to $505,100. The median price of an existing single-family house in California has been above $500,000 since 2005. “This 24% decline just has no precedent,” said CAR Deputy Chief Economist Robert Kleinhenz, who delivered CAR’s latest forecast today at the annual expo at the Disney Hotel by the Pacific West Association of Realtors. He said afterward that association economists still are unsure how much the median home price will fall this year. The 24% drop is CAR’s best figure at this point, he said. At the Pacific West Association of Realtors expo in Anaheim today, staff wore lifeguard T-shirts. Nancy Gilmore, CEO of the Anaheim-based group, said the association won’t perform CPR on any agents whose careers are on life support, but thought the metaphor apt. “They come to us because we rescue them,” Gilmore said, explaining that Realtors are looking for tools and education about surviving tough times. “When times get bad, they come to the association.” This year’s expo (an event at the Disney Hotel that drew nearly 2,000 agents, brokers and mortgage brokers from throughout the region) started off with motivational real estate coach Tom Ferry of Newport Beach, who told agents, “There’s no question this market is going to remain the same for a long time.” He added: “It’s the year of the flush. The other day I encountered insanity. Once again, I know. It's around me every day - since there are still about 1 million REALTORS too many hanging around. Still, it's hard to overlook the ridiculous. And here's a picture for you (pun to be intended). I'm having a conversation with a REALTOR who has been practicing for quite some time - certainly more than just the last few boomlet years - and we're discussing internet listings. She can't wonder why her listings aren't attracting more inquiries. I bit my tongue not to ask her just how much the listing was overpriced; I thought maybe I'd skip that fight that day. But I couldn't resist asking how it looked online. Do you have a lot of photos, I asked? Yes, I have about 6 or 7 photos, she replied. Well, not bad, I said.
