2008-06-07 15:04:00 By Jessica Wasmund jwasmund@post-journal.com POSTED: June 7, 2008The ribs will be sizzling this weekend in Celoron, but for the dozens of people hitting the streets for Gus Macker, it will be important to avoid the same fate. The National Weather Service is predicting the first heat wave across the northeast for Friday, just in time for Celoron's Rib Fest and the annual Jamestown 3-on-3 basketball tournament. The warm temperatures, which are expected to remain between the high 80s and low 90s, will last in the area for the duration of the weekend.Rick Slagle, Celoron code enforcement officer, is not overly concerned with the possibility of heat stroke at Rib Fest, which will be held for the first time in a park and not on the asphalt of Jamestown.''One big benefit we're going to have is a park loaded with shaded trees, so there will be plenty of shade for people to go and sit down,'' Slagle.Since the event will be held right on the shores of Chautauqua Lake, the breeze coming o... Thoughts on Seller Financing Your Chautauqua Home
2008-04-13 21:37:00 Sell Your House - Finance It! Sell Your House - Finance It!By: Craig & Nancy GleasonEver thought about seller financing? It does not always work out that a buyer will connect with a seller that can afford to offer seller financing, but there is always the chance that it is worth asking. There are even a couple of new web sites that will assist you in setting it all up. However, there are risks involved with this sort of sale, even though they can also be very successful, so why would anyone want to become involved? One of the deciding factors will be how badly you want to sell your home and how much mortgage is owing on it. It is fairly difficult for sellers to find prospective buyers at the moment and it is also difficult for buyers to find financing. This means that the financial climate is right for both parties to try and find a solution outside the norm. However, you will need a very low mortgage or, ideally, no mortgage at all, to be able to follow this route. Often ... More About: Financing , Home , Thoughts , Seller

Generally, the cost of the land must be one-third of the cost of the final sales price of the house. For instance, if the old home and the land it is on can be acquired for $400,000 and the new house can be sold for $1.2 million, then the builder can spend $600,000 or $200 per square foot on a 3,000 square foot home and still cover miscellaneous expenses and make a profit.Home owners who are contemplating buying a teardown and commissioning a custom-built home should keep this formula in mind as they consider whether the proposition is realistic, experts say.Source: ThinkGlink.com, Ilyce Glink (03/01/08) For more information on Chautauqua Lake Real Estate & Living visit: www.chautauqualakehomes.com Chautauqua Lake, NY Real Estate Services Informed, real estate...
